Garage door permits: what the cities say
Each of the 20 cities we checked sets its own garage door permit rule, and none has a confirmed answer for replacement.

Check with the city before you order a door. The permit data page tracks the city-by-city picture.

Finding your city's permit answer
Is your city on the list of official pages?
If Yes
then: Start with your city's official page
If Gilbert, Tempe, Surprise, Avondale or Buckeye
then: Call the city's building or permit office
Start with the official page for your city:
- Phoenix, Mesa, Chandler, Scottsdale, Glendale
- Peoria, Goodyear, Queen Creek, Maricopa, San Tan Valley
- Tucson, Flagstaff, Yuma, Prescott, Lake Havasu City
For Gilbert, Tempe, Surprise, Avondale and Buckeye, call the city's building or permit office.
Flagstaff says a permit is required before work begins when a project alters, repairs or changes a building or a regulated system.[18] Tolleson warns that unpermitted work can bring additional charges and fines.[19]
No contractor license class is named for garage doors here. To vet anyone you hire, see how to check an Arizona contractor license.
Heat is hard on doors, openers and springs
Arizona's heat varies a lot by county. These are NOAA 1991-2020 normals from one station per county, so they describe that station, not the whole county.
| County (station) | July high | Days at or above 100 F |
|---|---|---|
| Maricopa (Phoenix Sky Harbor) | 106.5 F[5] | 111.3[6] |
| Pinal (Casa Grande) | 106.6 F[11] | 115.6[12] |
| Yuma (Yuma MCAS) | 106.7 F[13] | 118.2[14] |
| La Paz (Parker) | 108.4 F[3] | 126.3[4] |
| Pima (Tucson Airport) | 100.2 F[9] | 67.9[10] |
| Mohave (Kingman Airport) | 98.7 F[7] | 32.4[8] |
| Coconino (Flagstaff Airport) | 82.0 F[1] | 0.0[2] |
Figures for all 15 counties are on the heat data page. NWS Phoenix publishes heat safety guidance for its area.[16]
Monsoon wind and dust are the other test
Monsoon season brings its own stress.
The National Weather Service says Arizona dust storms can produce wind gusts of 40 to 60 mph.[20] Its 2023 Phoenix review describes a dust storm across most of the metro area with damaging winds above 55 mph.[21]
Monsoon thunderstorms can also produce damaging winds over broad areas.[22] Visibility can drop from unrestricted to under a quarter mile quickly.[23]
No wind ratings are given here, because the sources above state none. Ask any installer what wind rating a specific door carries.
For safety guidance, see the NWS pages for Phoenix[17] and Tucson[15], plus our guide to haboobs and your home.
Where to find an installer in the Phoenix metro
If you are in the Phoenix metro and need a pro, the 602garagepros.com directory is the place to look.
Get more than one estimate before major work, and confirm the permit question with your city first.
If you are weighing a DIY or handyman route, read the handyman exemption rules first.
